Located in Denver’s Cherry Creek North neighborhood, 2401 E. 2nd Ave., part of the Second & Jo portfolio owned by Altus Properties and managed by CBRE, has successfully implemented targeted energy initiatives, achieving results ahead of schedule. The building’s Energy Use Intensity (EUI) decreased more than 27% over eight months, from 65.5 to 47.6 kWh/sq. ft., surpassing Altus’ 2030 target of 48.3. While weather did play a role in the EUI decrease, this goal was achieved in collaboration with energy consulting partners, mechanical service partners, and our onsite property team through HVAC retro-commissioning, Building Automation System (BAS) optimization, snowmelt system improvements, Variable Frequency Drives (VFD) and metering upgrades. Building on this momentum, the property is now installing high-efficiency air-source heat pump water heaters and evaluating additional decarbonization opportunities to further advance building performance.
