The most valuable conversations I've had at OpenXpace are the ones where I realized I was wrong. I recently sat down with Iker Belauste at JLL. Here are four ways that conversation changed how we think about the product: ✅ Comparison tool I assumed tenants would spend most of their time comparing office options themselves. Iker explained that while tenants may compare options on their own early in the search, they usually rely on their broker as the deal progresses. So we're building one comparison tool that tenants can use on their own and brokers can easily share with clients. ✅ Search results We were planning to show a flat list of available suites. He pushed back. Group suites by building first. Otherwise, tenants miss the fact that one building may have multiple great options. ✅ Pricing We thought asking price should take center stage. Instead, brokers anchor conversations around total occupancy cost, with net effective rent serving as the real comparison point. ✅ Availability alerts Iker gave us an idea we hadn't even considered: → Alerts whenever availability changes in a building where a broker already has tenants. If a suite opens next to an existing client, that's a potential expansion opportunity the broker can bring them first. If vacancy starts rising in a client's building, that's valuable leverage heading into a renewal. The goal is to turn an availability alert into new deal flow from a broker's existing client book. Here is the number that reframes the entire office narrative right now. In Q1 2026, AI companies accounted for 22.7% of all office leasing in major U.S. tech markets, outpacing every other industry. That builds on full-year 2025, when tech companies leased 36.7 million square feet, representing 16.8% of all U.S. office activity. One sector. Nearly a quarter of the market. The concentration today is in established tech markets, but the momentum is spreading. Austin and Chicago saw increased tech leasing in 2025. With continued AI investment and companies adding talent, more markets stand to benefit as the growth cycle expands. That cycle tends to follow talent pipelines and cost advantages. If I hear one more real estate expert talk about "the death of the office"... I’m going to lose my mind! No, commercial real estate isn't dying. It’s just finally getting pragmatic. While the doom-scrolling headlines paint a picture of ghost towns and empty towers, a few trends I've picked up say otherwise… 1. Small teams are running this market I kept waiting for the big fish. The company that sweeps in, takes an entire floor, makes my quarter. Never showed up. Instead: a 12-person team who wants a private office with a bit of breathing room and absolutely not one metre more. Then another one. And another. Every month. Boringly consistent, in the best way 😉 2. AI is a chapter, not the whole book Fine, yes, the AI numbers are real - German adoption went from 17% to 41% in a year, 935 AI startups, 124 of them raising over €10m. Impressive. Genuinely. But walk our floors and it's a security firm, a fintech, a VC, lawyers, architects, a creative agency, a healthcare team… Maybe some obscure B2B company you've never heard of too. Every headline says Berlin is turning into an AI town. It's turning into a mixed one, which is a worse headline and much better news. 3. The number nobody posts about: who stayed Tenant base in Berlin grew every month this year. Niceeee. But the stat I'm actually smug about? How few left 😌 And that's while operators were exiting the market, portfolios were changing hands, and everyone talked about vacancy like it was weather. So no. Companies haven't gone off offices. They've just got fussy and stopped putting up with overpriced, bloated leases. And honestly, good. Fussy is how you end up with an office people turn up to.
