Asset Manager

The Role

We are seeking a Retail Asset Manager to own the full lifecycle of Partners Capital and Development retail assets — from acquisition onboarding through substantial completion of construction and ultimately disposition — and to contribute to the financial and investor reporting that reaches our 1,000+ investor base. You will work directly with our VP of Asset Management and Partner / Managing Director, with visibility and input into how investment decisions get made.

This role is for someone who sees the story in a P&L right away and wants to move on it fast.

Areas of Ownership

Leasing

• Own the leasing program for all retail assets: occupancy, rent performance, and pro forma execution.
• Manage broker relationships, negotiate commissions, and oversee marketing efforts to attract and retain credit tenants.
• Work with outside counsel to prepare, review, redline, and negotiate leases.
• Conduct regular property-and submarket-level due diligence on competitive dynamics, tenant credit, and deal flow.
• Forecast with high accuracy to drive business execution and disposition planning.

Portfolio Performance & Operations

• Partner daily with Property Management, Construction Management, and Accounting to execute asset-level business plans.
• Find inefficiencies and drive measurable NOI improvement across your assets.
• Produce clear, accurate monthly and quarterly asset management packages for every asset.
• Monitor cash flow at the property and fund levels; flag risks and opportunities in real time.
• Manage lender reporting and compliance alongside accounting.
• Own financial accuracy, with thorough reviews and tie-outs across all reported figures.
• Build and manage annual budgets and quarterly reforecasts; hold the line on performance throughout the year.
• Track KPIs using our Snowflake-powered dashboards and AI tools.
• Inspect each asset at least twice a year.

Transactions

• Support acquisitions and dispositions with financial analysis, diligence, and coordination.
• Lead new asset onboarding with Property Management and Accounting so each asset is set up right from day one.
• Manage post-sale wind-down for disposed assets (typically 30–60 days).

What We Are Looking For

• Commercial real estate experience required; retail asset management strongly preferred.
• Bachelor’s degree in a quantitative field: finance, accounting, economics, or similar.
• Advanced knowledge of finance and accounting; you read financial statements fluently.
• Very strong Excel skills, including index match, dynamic arrays, and complex financial modeling.
• Strong affinity for technology; experience with AI tools in a professional setting is a big plus.
• Experience with Yardi preferred.
• Exceptional organizational and analytical skills; you manage competing priorities without dropping anything.
• Clear communicator who can simplify complex material for any audience.
• Curious and detail-oriented, with a bias toward action.

• Contract Express: When an LOI is executed, Contract Express generates a templated, attorney-reviewed first draft of the lease with the deal terms already pulled in.
• Quire: Field inspections in Quire produce structured, photo-documented reports that feed directly into asset management workflows, and issues get tracked and tied to capital planning decisions.
• Slack + Asana: Slack keeps communication fast and in context, and Asana keeps every project and deliverable visible across the team.
