We’re heading home from the 2026 SERC-NAHRO Annual Conference, grateful for three busy days in Orlando. Thank you to everyone who stopped by the Emphasys Booth, took the HOTMA Readiness Quiz, or spent a few minutes talking with us about what your agency is working through right now. A few themes came through clearly: -HOTMA readiness is still a moving target for agencies. -Teams are thinking carefully about how policy, staff training, reporting, and software all fit together. -Support matters when requirements keep shifting and PHAs are already stretched. That's a wrap on the PHADA 2026 Annual Convention & Exhibition, and what a show! We came to Chicago to talk about HOTMA readiness and other challenges facing PHAs, and the conversations exceeded our expectations. Agencies are taking compliance seriously, asking hard questions, and thinking critically about whether their systems and partners are keeping up. A few things we heard over and over: "I thought we were further along on HOTMA than we are." "We need a technology partner that actually understands public housing." "Staff turnover is making compliance even harder." If those sound familiar, you're not alone. Those conversations were exactly why this event mattered so much to us.
