    This picture was taken on a site walk yesterday by the DAxCO team. But we weren't there for the amazing views. The DAxCO team was on site analyzing the project’s logistics. It's our job to set our projects up to succeed - logistics impact schedule, budget, bidding, and access agreements. ✅ We pre-plan logistics and construction sequencing from Day One — where work starts, how it's phased, what materials are selected, how staging is structured — all with an eye toward minimizing disruption and avoiding the costly rework that comes from poorly coordinated work in occupied buildings. ✅Access agreements are structured early and comprehensively. When you understand the full scope of work and the impact it will have on neighbors, you have a much clearer ask — one that can save significant money in attorney fees and negotiations. ✅We work to develop alternate construction means and methods, and alternate logistics, that reduce the impact on neighbors. A smaller ask, or a shorter access window, costs less upfront and moves faster through the approval process. ✅Preventing schedule delays and disputes starts with ensuring access terms are never ambiguous or incomplete.     You hire an expert. Then you question everything they recommend. Why? Over time, We’ve realized this dynamic isn’t personal — it’s structural. Our job is to build the complete picture: ✅ Gather the data ✅ Translate technical risk into plain English ✅ Synthesize complexity into clear decision paths We actively ask: ✅ Does this make sense? ✅ Do you have what you need to decide? ✅ Are we presenting this clearly? And yet, the cycle often becomes: 1️⃣ More information. 2️⃣ More options. 3️⃣ More analysis. Not because people aren’t capable. But because group decision-making is hard. Co-op boards. Institutions. Non-profits. Often: 1️⃣ Authority is diffused 2️⃣ No one feels fully empowered to decide 3️⃣ More data feels safer than commitment Construction feels tangible — so it must be easy. It’s not. The real cost isn’t scrutiny. Scrutiny is healthy. The real cost is decision drag. In our experience, extended decision cycles can add months to a project timeline — often without changing the ultimate outcome. Part of our role as advisors isn’t just managing the work — it’s understanding and managing the decision environment around it.

  • Most capital projects in co-ops and condos are under-managed. Not because they’re small. Because they’re misunderstood. ✅ Façade (FISP) programs. ✅ Riser replacements. ✅ Window upgrades. ✅ Major MEPS work. These aren’t “maintenance items.” They are construction projects — inside fully occupied buildings. And complexity doesn’t decrease just because the building is already standing. In many cases, it increases. Occupied buildings introduce real constraints: 1️⃣ Residents living through construction 2️⃣ Active systems that cannot fail 3️⃣ Limited access and staging 4️⃣ Funding tied to reserves or assessments 5️⃣ Heightened scrutiny around safety and communication Yet these projects are often approached with lighter oversight than new construction. That’s backwards. Planning is not a luxury in CapEx projects. It is risk management. At DAxCO, we built our foundation managing large, complex construction programs with layered consultants, tight timelines, and high accountability. What we’ve done is take those structured project management systems — and rightsize them for co-ops, condos, and facilities teams. That means: • Strategic scope definition before pricing • Realistic scheduling tied to building constraints • Phasing plans built around occupied conditions • Cash-flow forecasting aligned with capital planning • Budget controls that prevent scope creep • Defined accountability for consultants and contractors • Clear communication frameworks for boards and residents This isn’t about overcomplicating a project. It’s about preventing surprises. One of the biggest risks in capital projects is unclear ownership. When roles blur, responsibility diffuses. When responsibility diffuses, exposure increases. Our role is simple: Clarify scope. Define decision points. Enforce deliverables. Surface risk early. Maintain financial discipline. Keep the schedule grounded in reality. That structure protects the asset. And it protects the board. Successful capital projects aren’t defined by square footage or budget size. They’re defined by how well they are planned, communicated, and managed. We bring disciplined, high-level project management and adapt it to the realities our clients face today — because every project deserves the right tools, applied the right way, at the right scale.
