Energy efficiency is becoming a value driver in logistics real estate. Fidelity’s Adrian Benedict explains how in his latest article with [i3] Investment Innovation Institute.
Europe's logistics sector has a problem hiding in plain sight: a structural shortage of energy-efficient warehouses. Adrian Benedict, Head of Real Estate Solutions at Fidelity International, has built a strategy around fixing that gap. His team targets well-located logistics buildings along key European corridors and retrofits them with solar, LED lighting, and automation, adding significant value to the asset in the process. The results speak for themselves: 🔋 ~20% capex spend as a share of acquisition value 📈 30–40% rent uplift post-refurbishment 💰 Up to 19% premium on exit pricing What stands out is how this de-risks the investment too. Existing tenants are increasingly choosing to stay during refurbishments once they see the energy savings on offer, turning what could be an adversarial process into a genuine partnership.
